Property Rater provides property information, market insights and analytical tools designed to assist users in researching residential property.

The Services may include:

• Estimated rental values

• Market insights

• Planning overlays
• Property analytics
• Other related information and features

The information provided is intended as a research tool only and should not be relied upon as financial, investment, legal or valuation advice.

2. Eligibility

You must be at least 18 years of age to use Property Rater.

By using the Services, you confirm that:

• you have the legal capacity to enter into these Terms;
• the information you provide is accurate; and
• you will keep your account details secure.

3. User Accounts

Some features require a Property Rater account.

You are responsible for:

• maintaining the confidentiality of your login credentials;
• all activity that occurs under your account; and
• notifying us immediately if you believe your account has been compromised.

We reserve the right to suspend or terminate accounts where fraudulent, unlawful or abusive activity is detected.

4. Subscription Services

Subscription pricing, billing periods and available features are displayed on our website.

Unless otherwise stated:

• subscriptions renew automatically until cancelled;
• you may cancel at any time before your next billing period; and
• fees already paid are generally non-refundable except where required by law.

5. Acceptable Use

• reverse engineer or attempt to extract proprietary systems;
• use automated scripts or bots to abuse the Service;
• interfere with the operation or security of the Services;
• use Property Rater for unlawful purposes; or

We may suspend or terminate accounts that breach these Terms.

6. Property Information

Property Rater obtains and processes information from a variety of sources.

While we endeavour to provide accurate and current information, we do not guarantee:

• accuracy;
• availability; or
• suitability for any particular purpose.

Estimated values, rental estimates and other analytics are computer-generated estimates only and may differ from market values or professional valuations.

Users should obtain independent professional advice before making financial or property decisions.

7. Chrome Extension

The Property Rater Chrome Extension is designed to enhance supported property listing websites by displaying additional analytics within the browser.

The extension currently supports selected property websites, including:

• realestate.com.au
• domain.com.au

Support for additional websites may be added or removed over time.

The extension is provided solely to display Property Rater information within supported pages.

8. Extension Permissions

The Property Rater Chrome Extension requests only the permissions reasonably necessary to provide its functionality.

Storage

The extension stores limited information locally, including:

• authentication tokens;
• your email address; and
• extension preferences.

This allows you to remain signed in and retain your settings between browser sessions.

Supported Website Access

The extension operates only on supported property listing websites.

When viewing a supported property listing, the extension may read information from the current page, including the property address and listing details required to generate Property Rater insights.

The extension does not monitor browsing activity on unrelated websites.

Network Requests

The extension securely communicates with Property Rater servers to:

• authenticate users;
• retrieve property analytics;
• display property information; and
• maintain normal application functionality.

Offscreen Document

The extension uses an offscreen browser document to process property information without opening additional browser tabs or interrupting your browsing experience.

Declarative Network Request

The extension uses Chrome's Declarative Net Request functionality where required to enable the retrieval and display of property information from supported websites. This functionality does not redirect your browsing or monitor your activity outside supported property websites.

9. Intellectual Property

All intellectual property relating to Property Rater, including software, branding, logos, databases, analytics, reports, algorithms and website content, remains the property of Property Rater or its licensors.

Nothing in these Terms grants ownership of our intellectual property.

10. Availability

We aim to keep the Services available at all times but do not guarantee uninterrupted operation.

We may modify features, perform maintenance, suspend functionality or discontinue parts of the Services without prior notice.

11. Third-Party Websites

Property Rater integrates with publicly accessible property listing websites.

Those websites remain subject to their own terms and privacy policies.

Property Rater is not affiliated with, endorsed by or sponsored by any third-party property portal unless expressly stated.

12. Disclaimer

To the maximum extent permitted by law:

• Property Rater is provided "as is" and "as available";
• we make no guarantees regarding the accuracy of estimates or analytics; and
• users remain solely responsible for decisions made using information provided by the Services.

Property Rater is intended to support research and decision-making, not replace professional advice.

13. Limitation of Liability

To the extent permitted by law, Property Rater, its directors, employees and affiliates are not liable for any indirect, incidental, consequential or economic loss arising from the use of the Services.

Where liability cannot be excluded under Australian law, our liability is limited to the maximum extent permitted by law.

Your use of the Services is also governed by our Privacy Policy.

15. Suspension and Termination

• an appraisal;

• investment advice;
• legal advice; or
• taxation advice.

Actual market values and achievable rental income may differ materially from Property Rater estimates.

Users should obtain independent professional advice before making any property, investment or financial decisions.

19. Data Accuracy Disclaimer

Property Rater aggregates and analyses information from publicly available sources, third-party data providers and internally generated analytics.

While we make reasonable efforts to provide accurate and up-to-date information, we do not warrant that any information, statistics, planning overlays, estimates or analytics are complete, accurate, current or free from error.

20. Third-Party Websites

Property Rater is an independent service.

Property Rater is not affiliated with, authorised by, sponsored by or endorsed by:

• REA Group Limited;
• realestate.com.au;
• Domain Holdings Australia Limited;
• domain.com.au; or
• any other property listing website unless expressly stated.

Any trademarks, business names or logos appearing within supported property websites remain the property of their respective owners.

The Chrome Extension simply enhances supported webpages with additional Property Rater information after the page has loaded.

21. Planning and Government Information

Planning overlays, zoning information, infrastructure information and similar datasets are provided for general informational purposes only.

Users should verify all planning and zoning information directly with the relevant government authority before relying upon it.

Property Rater accepts no responsibility for planning decisions made using the information provided.

22. Investment Risk

Property investment involves risk.

Neither Property Rater nor its employees make any representation regarding:

• future capital growth;
• rental performance;
• market movements;
• investment suitability; or
• financial outcomes.

Past performance does not guarantee future performance.

23. Availability of Services

Property Rater relies upon various third-party services, publicly available property information and internet connectivity.

Accordingly, we cannot guarantee that:

• all supported websites will remain compatible;
• property information will always be available;
• all features will operate continuously; or
• uninterrupted access to the Services will be maintained.

Features may change or become unavailable without notice.

24. Chrome Extension Compatibility

The Property Rater Chrome Extension is designed for supported versions of Google Chrome and supported property websites.

Changes made by third-party websites may temporarily affect extension functionality until updates are released.

Property Rater is not responsible for changes made by third-party websites.

25. AI-Generated Insights

Some insights, summaries or analytical commentary may be generated using artificial intelligence or machine learning technologies.

While these insights are intended to assist users, they may contain inaccuracies or omissions and should not be relied upon as professional advice.

Users remain responsible for independently verifying important information.

26. Limitation of Reliance

Property Rater is intended to assist users in researching residential property.

Users acknowledge that they remain solely responsible for any decision to:

• buy;
• sell;
• lease;
• develop;
• finance; or
• invest in

Property Rater accepts no responsibility for losses arising from reliance upon information provided through the Services.

27. No Warranty

Property Rater reserves the right to suspend or limit access where usage is excessive or inconsistent with normal personal use, including:

• scraping or harvesting of Property Rater data;
• attempts to circumvent subscription limits;
• sharing accounts with multiple users; or
• activities that negatively impact the performance or security of the Services.
